
Meadowridge encompasses 20 acres and includes 97 homes, private roads, walking paths, expansive landscaping, a pond, and approximately 300 trees. This is in addition to the clubhouse, swimming pool, tennis courts, and playground. The HOA, by law, maintains the streets, landscaping, and amenities. The most significant annual expenses are for maintenance of the park-like setting. As the board enters into budget season, we thought it would be helpful for homeowners to have the bigger picture.
During the late 1990s, Meadowridge sold some property to a developer for $75K that helped pay the more than $300,000 capital cost of re-doing Meadowridge’s roads, which had not been maintained for many years. Ultimately, the developer built the three beautiful homes at the west end of Meadowridge Drive that is now part of the community. Since then, the Board has been focused on crack-filling, patching, and slurry sealing the roads as an asphalt maintenance plan.
