Executive Session: In accordance with NRS 116.31085, the Board of Directors may schedule an Executive Session of the Board of Directors to review and discuss the following items: Executive Session meeting minutes, delinquency reports, compliance concerns, including hearings, management conduct, and legal matters that are attorney-client privileged. The Executive Session is closed to homeowners unless invited by way of a hearing notice or a meeting invite. The Executive Session of the Board of Directors is not recorded.
Regular Session: In accordance with NRS 116.31083, the Board of Directors must meet at least every quarter and not less than once every 100 days. The Regular Session must be held at a time other than standard business hours at least twice annually. The Regular Session is opened to homeowners and is recorded. Agendas will be available three (3) days before the meeting. You may pick up a copy of the agenda at the management company, Equus, at 4888 Sparks Blvd, Suite 102, Sparks, NV 89436, calling 775 284 2050, or at meadowridgereno.com. A copy of the minutes, a summary of the minutes, and/or audio recordings are available by request from the management company, Equus. If the Association cannot provide a copy or summary in electronic format, a cost not to exceed 25 cents per page for the first ten pages and ten cents per page after that will be applied.
The agenda will include open homeowner forums in which members may speak on any agenda item or Association topic of their choice. Each homeowner will have three (3) minutes to discuss each topic. The Board may take action on any item discussed at the regularly scheduled meetings.
Monthly Meetings: are held every 3rd Thursday, at 5:30 via Zoom, January – November. Each monthly agenda lists our HOA zoom meeting link. All homeowners are welcome and encouraged to attend, participate, and lend a hand.
The Annual Meeting: will be held on April 14, Zoom Meeting at 5:30 pm. If you live here, you should plan to attend. It is a great way to engage in your community, get to know your Board, and meet your neighbors! The agenda includes the announcement of newly elected Board Members, budget ratification, and any unique projects planned for the year.
To save the Association approximately $1,700± a year in postage and copies, the Board has agreed to announce the 2021 Board of Director Meetings here instead of sending notices each month. This announcement is allowed under NRS.116.31083 (4).
Equus Management will have available the agenda of each meeting ten days before the meeting. If you would like a copy of the agenda for any meeting, please contact Lara Garrell at Lara@equusmanagement.com or (775) 284-2050. Their office can email or snail mail the agenda to you. You may also pick up an agenda at Equus Management Group: 4888 Sparks Blvd., Suite 102, Sparks NV 89436. For Budget and Election Meetings – HOA members will receive by mail the budget, a ballot with submission instructions, along with the “Meeting” Agenda.

The Membership Meeting dates, shown in bold type above, are included as a courtesy; however, proper notice will be given in accordance with NRS 116.3108(3).
Under NRS 116.31083 (4), a unit owner has the right to:
- Have a copy of the audio recording, the minutes, or a summary of the minutes of the meeting provided to the unit’s owner upon request, in electronic format at no charge to the unit’s owner or, if the Association is unable to provide the copy or summary in electronic format, in paper format at a cost not to exceed 25 cents per page for the first ten pages and 10 cents per page after that.
